According to data based on the latest available reports from the National Statistics Office, in February 2025, Malta’s residential property market experienced a notable decline in activity, with both final deeds of sale and promise of sale contracts recording decreases compared to the same month last year.
The number of final deeds of sale for residential properties was 1,073 in February 2025, a decrease of 3.5% on the 1,112 deeds registered in February 2024. The total value of the sales amounted to โฌ305.8 million, representing a moderate increase of 0.1% compared to the figure registered for February 2024. Households/private buyers signed 984 of these final deeds, accounting for 91.7% of the total transactions, and the rest were largely signed by companies. The total value of sales made with single buyers stood at โฌ250.2 million, which is equivalent to 81.8% of the period’s overall value.
Highest numbers of final deeds of sale were done in the Northern Harbour and Northern districts with 294 and 205 deeds, respectively. In contrast, the lowest activity levels were seen in the Western and South Eastern districts with 105 and 138 deeds, respectively. Among the localities, St.Paul’s Bay led with 84 deeds, followed by Birkirkara (61 deeds) and Sliema (51 deeds). The three localities collectively accounted for 18.3% of all final deeds of sale registered during February 2025.
1,149 properties were dealt in these final deeds of sale. Apartments made up the largest number with 436 transactions (37.9%), followed by garages, accounting for 22.5% of all properties dealt.
There were 1,096 promise of sale agreements on residential property registered in February 2025, a 5.4% drop compared with the same period in 2024. Individual potential buyers (households) were responsible for 979 agreements, or 89.3%, with the remainder mainly made up of companies.
The most promise of sale agreements were recorded in the Northern Harbour district at 348, followed by the Northern district at 218 agreements. The Western and Southern Harbour districts recorded the fewest with 102 and 134 agreements, respectively. St.Paul’s Bay (86 agreements), Mosta (57 agreements), and Qormi (51 agreements) topped localities with the highest number of agreements, which totalled 17.7% of all registered promise of sale agreements in the month.
These figures reflect a decline in Malta’s property market in February 2025 as both the number of transactions and advance contracts recorded declines from last year.
