Prices and number of properties sold retain their increasing trend

According to the latest NSO figures Malta’s residential property remained hot February, with both the number of property transactions and the overall value of sales maintaining their upward trend.

The number of final deeds of sale relating to residential property amounted to 1,095 during February 2026, an increase of 63 deeds when compared to those registered in the same month of 2025. During February 2026, 1,328 promise of sale agreements relating to residential property were registered, an increase of 77 agreements over the same period in 2025. In relation to the amounts registered in February 2025, the final deeds of sale increased by 6.1 per cent, whereas promise of sale agreements increased by 6.2%.

The value of these deeds totalled €352.8 million, representing an increase of 16.8% when compared to the corresponding value recorded in February 2025. The value of the deeds involving individual buyers (households) amounted to €255.1 million, equivalent to 72.3% of the total value.

The data forms part of the NSO’s Residential Property Transactions statistics, which track both final deeds of sale and promise-of-sale agreements registered with the tax authorities. These figures provide one of the main indicators of activity in Malta’s housing market.

Earlier NSO statistics had already shown rising activity towards the end of last year, with 1,173 final deeds of sale registered in December 2025, an increase compared to the same month a year earlier, while the total value of those transactions reached nearly €389 million.

At the same time, promise-of-sale agreements (“konvenji”) rose sharply, reaching 1,361 agreements in December, a rise of over 30 per cent compared with the same month in the previous year. During the month of October, 1,287 final deeds of sale were signed with a total value of €358.3 million, with most purchases made by households rather than companies.
