According to the latest NSO statistics, the property market in Malta took a breather in September as the quantity and value of transactions went down, going down for the first time in June, following a very strong Summer of property sales.
A total of 974 final deeds of sale were registered in September, down by 11.5% from the 1,100 recorded in September 2025. The total value of these transactions fell by 10.8% to €306.6 million.
Promise-of-sale agreements also declined, with 959 agreements registered during the month, a drop of 9.6% compared with the same period last year. However, the total value of these agreements rose by 5.5% to €395.8 million, suggesting that the properties involved were worth more in aggregate despite fewer agreements being registered.
Individual buyers continued to account for the overwhelming majority of completed transactions. Households were involved in 881 final deeds of sale, representing 90.5% of the total, with the value of these transactions reaching €259.8 million.
Apartments remained the most frequently transacted property type, accounting for 405 properties, or 37% of the 1,095 properties included in the final deeds registered during September. Garages followed, with 259 properties, representing 23.7% of the total.
St Paul’s Bay recorded the highest number of final deeds, with 85 transactions, followed by Birkirkara with 63 and Żabbar with 39. The same localities featured prominently in promise-of-sale agreements, with St Paul’s Bay registering 81 agreements, followed by Birkirkara with 44 and Żabbar with 42.
