According to NSO statistics, Malta’s residential property market recorded fewer transactions in July compared with the same month last year, but the overall value of both completed sales and promise-of-sale agreements continued to increase.
A total of 1,207 final deeds of sale were registered in July 2026, a decrease of 65 deeds, or 5.1%, compared with 1,272 in July 2025. Despite the decline in the number of transactions, their combined value increased by 3.6%, reaching €417.6 million, compared with approximately €403 million in the same month last year.
This means that although fewer deeds were registered, substantially more money was being paid per transaction on average. The average value per registered deed stood at approximately €346,000, compared with around €317,000 a year earlier. A single deed can, however, include more than one property, meaning this figure should not be interpreted as the average price of an individual home.
The same trend was evident in promise-of-sale agreements, which provide an indication of prospective activity in the property market. 1,147 promise-of-sale agreements were registered in July, down by 80 agreements, or 6.5%, compared with the same month in 2025. Their total value nevertheless increased by 9.7% to €483.3 million.
The latest figures therefore point to a market where transaction volumes have cooled, but property values remain on the increase. This follows a particularly strong June, when final deeds increased by 11.7% year-on-year to 1,117, while their total value surged by 19.5% to €360.8 million. Promise-of-sale agreements had already declined by 7.2% in June, although their total value increased by 10.8%.
The broader price trend also remains strongly upward. The NSO’s Residential Property Price Index increased by 6.7% year-on-year during the first quarter of 2026, with apartment prices rising by 6.9% and maisonette prices by 5.3%. Even during months when transaction numbers declined, the value of residential property sales continued to increase, indicating persistent upward pressure in the market.
Households remained by far the biggest buyers in July. Individual buyers were involved in 1,081 final deeds, or 89.6% of the total, accounting for €320.2 million in transaction value. A total of 1,333 properties were included in final deeds during the month, of which 470 were apartments and 331 were garages.
San Pawl il-Baħar remained the country’s busiest residential property market. The highest number of promise-of-sale agreements was recorded in San Pawl il-Baħar (115), followed by Birkirkara (77) and Il-Mosta (53). The highest number of final deeds of sale was also recorded in San Pawl il-Baħar (89), followed by Marsaskala (60) and Il-Mosta (54).
